Call for projects for the arcades Passage Morillons

Located in the Petit-Saconnex district, the Passage Morillons project is at the heart of Geneva’s international neighborhood.

The Terra et Casa Foundation is developing a sustainable residential building comprising 26 LUP/LGL apartments and ground-floor retail arcades, in an area undergoing major transformation.

The Morillons Passage will connect the site’s buildings and become a new, vibrant community hub, at the crossroads of the Nations district, Grand-Saconnex, and the Jardin des Nations.

The available arcades

Building A – 872 m² of commercial space (divisible)

Fit-out according to tenant’s needs

Rent: between CHF 250.– and CHF 350.–/m²/year gross

All commercial units will be fitted out according to tenant specifications, representing an additional investment of approximately CHF 1,000.–/m², equivalent to CHF 50.–/m²/year in rent.

Shared parking spaces available.

Targeted activities

This call for proposals seeks projects that contribute to the quality of life and conviviality of the neighborhood:

  • Cafés, breweries, food courts

  • Responsible retail, organic grocery stores, personal services

  • Coworking spaces, information centers, family-oriented activities

Priority will be given to proposals that promote social connections, local engagement, and sustainability.

Anyone interested in renting a commercial unit is invited to submit an application including a project summary describing the proposed activity, an indication of the desired surface area, and a motivation letter.

The rentable areas are located on the ground floor and mezzanine of Building A. They offer great flexibility and can be adapted to suit tenants’ needs (fit-out according to tenant – APA).

Energy and technical performance

Building A is designed according to High Energy Performance (HPE) and Minergie P standards, with:

  • Optimized thermal envelope
  • High acoustic and thermal insulation
  • Centralized energy management via the MCR system
  • Heating and cooling supplied by the Genilac network (SIG)

Tenant fit-outs must comply with the energy and control requirements defined in the CVS-MCR Specifications of March 10, 2025.

Tenant fit-outs (APA)

Spaces are delivered as shells, with technical provisions (HVAC, MCR, CW/HW/WW).

Interior works are the tenant’s responsibility, subject to approval by the project owner and competent authorities (APA).

The technical specifications define:

  • Connection points for heating, cooling, ventilation, and plumbing
  • Design and control standards (SIA 382/1, 380/4, 181, AEAI)
  • CVS-SP-MCR interface and electrical connection conditions
  • Obligation to submit a technical installations operation file within 30 days after completion of works
